10 Steps to a Beautiful New Custom Home

 STEP 1: BUYER INFO SHEET

The first step is to fill out our Buyer Information Sheet. This will help determine what you are looking and your buying power. CLICK HERE to get started! 

*If you have a pre-approval letter from a lender, you can  provide that instead.

STEP 2: FLOOR PLAN SELECTION

After you have completed the Buyer Information Sheet, we can set up a time to meet to discuss floor plan options. We have a selection of 15 floor plans ready to build.  If none of these plans fit what you’re looking for, we can design a custom plan just for you.

STEP 3: HOME SITE SELECTION

The next step is to select your desired home site in The Oaks. Lots in Oak Pointe start at $55,000 and lots in Oak Ridge start at $75,000. Water view…nature view…morning sun? You name it, your perfect home site is awaiting!

*Minimum size and feature requirements apply for some lots.

STEP 4: CONSTRUCTION PAPERWORK

Once we have finalized the details, we will complete the construction paperwork. An Earnest money deposit is required at this time. Earnest money is sometimes referred to as “honest money” to show your sincerity in proceeding with the purchase. A minimum of 1-2% is typically requested. The earnest money deposit is applied towards your total cost at closing.

 STEP 5: CONSTRUCTION

FINANCING

You will set up two loans. The first loan will be a construction loan. Processing time is typically 45-60 days. This loan must be set up before construction can begin. It will be set up with a local bank. Your construction loan will pay for the lot and the construction of your home. Draw payments will be made at different milestones throughout the construction process. Your construction loan is a short-term loan. When your home is complete, your construction loan will be paid off with your permanent loan. Permanent financing options include VA, Conventional, FHA and others.  One of our preferred lenders can assist you with the entire process from start to finish to ensure a smooth transaction and help you find the best home loan product.

STEP 6: PERMITS and CLOSING

While your construction financing is being processed, we will apply for the building permits with the City of Lawton. This process usually takes the same amount of time as the loan processing period. When your construction loan is ready, you will close on and purchase the lot. Your construction loan will pay for the lot. We will now be ready to begin!

STEP 7: CONSTRUCTION BEGINS!

Build time will take around 6-9 months. Sit back and relax while we handle all the details! We use a state-of-the-art home building software to manage and track your build. You will receive regular updates and photos to keep you in the loop on your homes progress. Your home will be built to adhere to a strict set of building codes verified by licensed city inspectors.  

This will ensure that your home is built to the latest codes and designed to meet the unique geographical needs of Southwest Oklahoma. 

STEP 8: SELECTIONS MEETING

Shortly after construction commences, we will meet at our design center to make your material and color selections. Do you like modern, traditional or somewhere in between? Let the fun begin while we help you custom design the perfect home just for you! You will get to choose your flooring, tile, countertops, paint colors, light fixtures and more! We have an expert team of designers that will help you with every decision. Nervous about making the right selections? No problem! We have a team of professionals here to help. Just show us some pictures of styles you like and will take care of the rest!

STEP 9: NEW HOME ORIENTATION

When your home is complete, we will arrange a final walk through and new homeowner orientation. We will walk through your new home together to ensure everything is completed to your standards and we will demonstrate all of the new and efficient systems you will soon be enjoying!

STEP 10: COMPLETION

When you new home is complete you will close on your permanent financing.  This will pay off your construction loan. The City of Lawton will  issue the certificate of occupancy and the home will be ready for move in! Final Step: Move in and enjoy living the dream!
